• No unauthorized pets​.

• No parties or events.

• ​No eating or drinking in bedrooms.

• Rental Contract guest are responsible for daily guest.

• No overnight guest other than ones stated on contract.

• Property owners and staff are not responsible for injuries, sickness, accidents, loss or damage of personal and Monte Carlo property. Any damage to property/items will be responsibility of guest.

• House operates with a septic system. Please only flush TP.

• No parties or events.

• Maximum of 20 guest at a time (including contract guests).

• Guest may swim in the lake at their own risk.

• Regard for neighbors is expected at all times, amplified sound that is audible beyond the property boundaries is prohibited.

• Neighboring properties are off limits, this includes docks and floating docks.

• No bath towels shall be removed from within the house. Lost towel charge: $20.

• Under no circumstances are vehicles to be parked or driven anywhere else other than designated parking. Vehicles may not go on lawn.

• Do not sit on furniture in wet swimsuits.

• Turn off all AC units, lights and fans while outside to conserve energy.

• Depending on your parties size access to certain parts (other rooms) might be restricted.

• No fireworks/firecrackers allowed.

• Depending on the amount of guest we will determine how to best accommodate you.

• Room allocation is as follows:

         1-8 Guest will be allocated in the main house.
         9-12 Guests will have access to the additional two rooms in between the two houses.
         13+ Guest will have access to all three sections of the property.

• Early Check-In/Late Check-Out. Check-in time is at or after 11:00 A.M. and check-out time is at or before 03:00 P.M. Early check-in or late check-out may be available; however, additional charges may apply. If you do not vacate by check-out time (or late check-out time as agreed), you authorize us to deduct from your deposit or bill your credit card on file for a late departure fee of up to $200 and we may evict all Occupants and remove their personal property from the Property.

• Housekeeping and Maintenance Issues; Property Conditions. The Property is provided AS-IS, and we are not responsible – nor will you be provided with any discount – for the inoperability or unavailability of any amenities (including, without limitation, any phone or internet service, air conditioning, TVs, VCRs, DVDs, cable, and hot tub). You agree to contact us as soon as you notice any maintenance or housekeeping problem, or any potentially hazardous condition, at the Property, or if any incident occurs at the Property that is related to such a problem or condition. We will take reasonable and appropriate steps to remedy any reported problem as soon as practicable. We may enter the Property at your invitation to remedy any problem you report, at reasonable times and with reasonable notice to inspect, maintain, or repair the Property, and to address any situation that we reasonably deem an emergency that threatens persons or property.

• We provide an initial supply of tissue, toilet paper, paper towels, bath soap, laundry, dish detergent, clean bed linens, and towels. We do not replenish products during your stay.

• Per cancellation policy no full refunds will be given after 48 hours. The 50% penalty is offered as a credit for a future stay.(Must be utilized with 1 year of initial booking date)

• Pet(s) live on property - Neighboring dogs may walk on the property. They are harmless and will mind their own business. Please refrain from feeding.

• Potential for noise - While Monte Carlo is located in the quietest part of the lake we cannot guarantee complete silence.

• Must climb stairs - Property has many different levels and going up and down stairs ir required

• Security Deposit - if you damage the home, you may be charged up to $500
